The submitted demolition and construction chapter describes an indicative seven-year programme, with demolition and construction anticipated from Q1 2028 to Q2 2035.

It states that during peak construction activity the scheme could generate around 273 two-way vehicle trips per day, including heavy goods vehicle movements, using the existing Southbury Road site entrance.

The same chapter also identifies temporary risks without mitigation, including transport disruption, dust, emissions, noise and vibration. These are central community concerns while construction is active.
